Woodland is the county seat and a family rental market of single-family homes, with tenants who work locally in agriculture, food processing, distribution and county government, or commute to Sacramento on I-5. Davis is shaped by UC Davis: demand follows the academic calendar, and many renters are students, graduate students and university staff, which affects when a home should be listed, how long the lease runs and how a household of unrelated adults is screened. Neither market rewards pricing from a Sacramento average. The Davis office brings RNB's way of working to Yolo County owners: published fees, private showings, written screening criteria, digital move-in inspections and monthly owner statements. It charges the same flat monthly management fee as our Rocklin and Elk Grove offices.

Davis demand follows the UC Davis academic year, so timing the listing so the lease starts ahead of the fall quarter usually brings the largest pool of applicants. Woodland behaves more like the Sacramento market, with demand spread across the year. We will recommend a listing date for your home specifically.
We lease to any applicant who meets the same written screening criteria, whatever their occupation. Where an applicant does not qualify on their own income, a qualified guarantor can be added if the owner agrees. The owner makes the final approval decision.
