Our monthly Management fee for a single-family home or any one unit in a multi-unit development is a flat rate, all-inclusive, with zero hidden fees (please contact our office for the current flat rate). Any and all fees an owner would incur managing their own property are passed through to the owner. The time, gas, leg work, and inconveniences associated with managing a property are what RNB provides as a service, included in the monthly Management fee.
RNB's Rent-Up (tenant-placement) fee is 50% of one month's rent or $800, whichever is greater, plus a one-time $150 advertising fee for syndicated listings; the placement fee is earned when a qualified tenant is placed. Rent-Up includes a yard sign, your listing on RNBrentals.com, syndication to the major rental sites, unlimited showings, tenant screening, lease negotiation and signing, a digital move-in inspection, and maintenance coordination up to $500.
A Rent-Up finds and places a qualified tenant and hands you the signed lease to self-manage. Full Management is an ongoing flat monthly fee that also handles rent collection, notices, inspections, reporting, maintenance coordination, and 24/7 emergency response for the life of the tenancy.
You as the owner determine the rent, but as a service included in the Rent-Up we advise our clients by providing up-to-date market comparables from our InfoTracker system.
InfoTracker is a system unique to RNB that analyzes statistical rental data from more than 50 property management companies within Placer and Sacramento counties. The data in InfoTracker (year built, square footage, rents, deposits, etc.) lets a property manager provide current rental comparables to establish the appropriate market rent.
Owner proceeds are disbursed monthly by the 10th, once the tenant's rent has been received and cleared. Funds are sent by direct deposit (ACH, processed through AppFolio) or by mailed check.

Yes. Rent is due on or before the 1st with no grace period; a $100 late charge applies per occurrence if rent isn't received by the 3rd, and a returned payment incurs a fee of up to $35. Late fees are shared between RNB and the owner per the management agreement.
Contact the office serving your area. RNB reviews the home, agrees on the rent and terms, and signs a Management or Rent-Up agreement (30-day initial term). RNB then markets the home and aims to align an approved tenant's move-in within about a two-week window of your available date.
Yes. RNB performs a digital move-in inspection and a move-out inspection, plus one interior condition inspection per year and drive-by inspections on request.
Tenants submit maintenance requests to RNB, which coordinates repairs through vetted, licensed independent vendors. Any single repair over $500 requires the owner's approval first, and genuine emergencies are handled 24/7 to protect the property.
