Because the housing is older, condition drives rent here more than square footage does: an updated kitchen, working central air and a maintained yard separate the homes that lease in a week from the ones that linger. Sunrise Mall's redevelopment continues to shape the city's centre.

Much of the city predates the master-planned subdivisions common in Roseville, Rocklin and Lincoln, so tenants generally get a larger lot without homeowners association rules on parking, landscaping or exterior changes.
