Flat-Fee vs. Percentage Property Management Calculator

Most property managers charge a percentage of the rent each month, so their fee rises whenever your rent does. A flat fee stays the same. At a 8% rate, a flat $165 a month is cheaper for any home renting above about $2,063 a month. Enter the percentage and leasing fee you have been quoted to see the yearly difference at your rent.

Per yearPercentage quoteRNB (Rocklin)
Management$2,496$1,980
Leasing (spread over the stay)$1,300$650
Total$3,796$2,630

Example: a $2,600/month home quoted 8% management and a full month to lease costs about $3,796 a year; RNB's Rocklin office would charge about $2,630.

Flat fee or percentage: which is cheaper?

A percentage fee is cheaper only below the break-even rent, which is the flat fee divided by the percentage. Above it, every rent increase also increases a percentage fee, while a flat fee stays put.
