Application ScreeningComprehensive tenant screening including credit checks, employment verification, and rental history review to ensure you get qualified, reliable tenants. You make the final decision on the applicant.

Lease Preparation & SigningA lease will be prepared using our 35+ page comprehensive template and we will coordinate the signing process with the approved applicant.

Digital Move In InspectionWe walk through the property taking hundreds of photos inside and out, top to bottom to protect you from tenant caused damages.

Lease RenewalsPrior to the lease expiration, we will contact you regarding your options, and with your approval draft a lease renewal for the tenant to sign, including any changes you request.

24/7 Emergency Maintenance CoordinationRound-the-clock availability for urgent property issues like plumbing leaks, heating failures, or electrical problems. We coordinate with trusted vendors and inform you during office hours.

Regular Maintenance CoordinationWe schedule and oversee routine maintenance requests, coordinate with licensed contractors, obtain competitive bids for repairs, and ensure work is completed to your standards while keeping costs reasonable.

Annual InspectionsUpon request at any time during the year, you may request a tenancy inspection, where we will check for lease compliance and assess the condition of the property.

Move Out InspectionsWhen the tenant moves out, we will walk through the property and make a list of recommended repairs and tenant charges, then refund the tenant's security deposit with your approval.

Monthly/Annual Statements and Cash Flow ReportsDetailed financial reporting including income, expenses, and cash flow analysis. Easy-to-read statements help you track your investment performance and simplify tax preparation.

Serving NoticesWe will serve notices as needed during the tenancy for compliance with the lease or laws as well as changes in terms.

Eviction CoordinationIf an eviction is necessary, we will coordinate with the attorney and appear in court on your behalf, keeeping you updated throughout the process.

Communication is key. The ability to get ahold of someone is important not just to you, but to your tenant who has an emergency maintenance issue, or a prospective applicant trying to get information about your house. We answer our phones and call people back in a timely manner.
We treat all of our clients with the same level of importance, no matter how many properties they have, how many maintenance requests come up, or how much money we make. We work for you. After we've earned your business, you will see the same level of care applied to keeping it.

How Things Work
We keep you informed
While your property is listed, we will keep you updated with new applicants to go over, and we'll reach out if the market has softened and we need to make any adjustment to the advertisement.
Once you've approved an applicant, we draft a lease agreement and send it to the applicant. The applicant has 48 hours to pay the security deposit and sign the lease agreement. If they don't, you can move on to the next applicant. Once signed, we'll send you a copy of the lease agreement.
A couple days prior to the move in date, we will perform a Move In Inspection, taking hundreds of photos inside and out, documenting the condition of the property prior to the tenant's move in.
