Rent-Up vs. Management

Rent-Up is tenant placement: RNB markets the home, shows it, screens applicants and signs the lease, then hands you the tenancy to manage yourself. Management is everything in Rent-Up plus running the tenancy for as long as the home is rented: collecting rent, handling repairs and emergencies, inspections, notices and owner statements. Rent-Up suits owners who live nearby and want to deal with the tenant themselves; Management suits owners who are out of the area, or who would rather not take the calls.

What each costs

Rent-Up on its own is one full month's rent. With Management, tenant placement is 50% of one month's rent, plus the monthly management fee, which is set by the office that manages the home:

For example, on a $2,600/month home managed from Rocklin: Rent-Up alone is $2,600 once. Rent-Up with Management is $1,300 once, then $165 a month. There is no setup fee and no lease-renewal fee.

Which one should I choose?

Choose Rent-Up if you live close to the home, have time to answer tenant calls, and are comfortable collecting rent, arranging repairs and serving notices yourself.

Choose Management if you live out of the area, own more than one rental, or want one company to handle the tenancy from move-in to move-out.
