Managing a rental yourself is not free: it costs your time, and it costs money every time you find a new tenant. This calculator puts a yearly number on both and sets it beside RNB Property Management's published fees, so you can see what you would be paying for and what you would get back.
| Per year | Self-managing | RNB (Rocklin) |
|---|---|---|
| Your time | $2,400 | $0 |
| Finding tenants (spread over the stay) | $150 | $650 |
| Management fee | $0 | $1,980 |
| Total | $2,550 | $2,630 |
Example: a $2,600/month home, 5 hours a month at $40 an hour, a tenant every 2 years. Self-managing costs about $2,550 a year in time and leasing costs; RNB's Rocklin office would charge about $2,630 a year.
Rent and vacancy are kept the same on both sides, so the comparison is only cost against cost. It does not try to price the risk of a missed step, an uncollected late payment or a poor tenant choice, and it does not count what your evenings and weekends are worth beyond the hours you enter.
