Insurance Requirements and Options
Tenants are required to maintain liability coverage of at least $100,000 in property damage and legal liability throughout their lease term. Evidence of insurance must be provided before moving in, at each renewal, and upon request.
Options to Fulfill Insurance Requirement:
- Automatic Enrollment: Do nothing and be automatically covered under the Resident Benefits Package. Coverage starts on your lease's effective date.
- Obtain Alternative Coverage: Purchase a policy that meets the landlord's requirements. Adjustments will be made to the monthly RBP rate. Visit this link for instructions on providing proof of coverage.
Ensure any policy you choose is from an A-rated carrier and meets the specified requirements. If your policy lapses, a lease violation fee of $25 will be charged and you will be enrolled in the default insurance policy.
Note: The total monthly cost of the Resident Benefits Package is all-inclusive. No discounts are provided if an element of the package is not applicable due to property-specific limitations.

Important: Upcoming Construction on the Property
Please read before applying. During your tenancy, the owner plans to begin construction on the rear portion of the lot. The existing garage will be demolished and replaced with a new single-story residence, and a two-story building with two additional units will be built at the back of the property. Once complete, the property will have four homes total.
What this means for you:
*The start date has not been set, but construction is expected to begin during the lease term.
*Expect typical construction activity, including noise, workers, and equipment on site during permitted work hours.
*Most of the current backyard will be part of the construction area. When the project is done, the main house will have a small courtyard/patio area between it and the new unit.
*The garage is not available to the tenant of the main house.
*Once construction begins, the owner will provide a $100/month rent credit for the duration of the work.
Owner is willing to consider pets on a case by case basis, depending on the strength of your application. No cats, and dogs must be under 30 lbs.
Resident Benefits Package (RBP) - $50/month
