MOVE-IN

Once approved, you'll sign the lease, transfer the tenant-paid utilities into your name as of your move-in date, and provide proof of renters insurance. RNB releases keys at the office after utilities and insurance are confirmed.

You'll sign the Rental Agreement and its addenda, and have your security deposit and first month's rent paid before move-in.

Leases are fixed-term, typically 12 months. At the end of the term you sign a renewal or move out; the tenancy continues month-to-month only with the landlord's written consent or acceptance of rent.

The security deposit is set per property and is due before move-in. It earns no interest, cannot be used as last month's rent, and is returned (less any lawful deductions) after move-out.

First month's rent is due before move-in. If you move in mid-month, the first month is prorated on a 365-day basis.

RNB documents the home's move-in condition with detailed digital photos and gives you a Move-In/Move-Out itemized statement to review and return within your first two weeks.

DURING YOUR TENANCY

Rent is due on or before the 1st of each month, with no grace period. Pay by check, cashier's check, money order, or electronic transfer (ACH) to the RNB office; third-party and post-dated checks are not accepted.

Rent not received by the 3rd incurs a $100 late charge per occurrence. A returned (NSF) payment adds a fee of up to $35, and after two returned payments in 12 months you must pay by money order or cashier's check.

Rent cannot change during the fixed term. On a month-to-month tenancy, RNB provides a written 30-day notice of any change in terms.

Replacing a lost key or lock is the tenant's responsibility and cost, and you must give RNB a copy of any replacement key. Locks may not be changed without prior written consent.

Keep the home clean and in good repair and report problems to RNB. You can't paint, change locks, or make alterations without the landlord's prior written consent; any tenant-arranged repairs require written permission and licensed, insured contractors.

RNB enters with at least 24 hours' notice under California Civil Code §1954; no advance notice is required in a genuine emergency.

The home is for residential use. Low-impact occupations (such as consulting, writing, or licensed family day care) may be allowed, but businesses with customer visits, on-site inventory, signage, or added traffic are not.

Subletting or assigning the lease requires the landlord's advance written permission; doing so without it is a lease breach. Guests staying beyond 3 days in a 30-day period are treated as unauthorized occupants.

MOVE-OUT

At the ending date you vacate and return possession; no extra landlord notice is required unless the landlord consents in writing or accepts rent, which continues the tenancy month-to-month.

Give written notice at least 30 days before the lease ending date (or 30 days during a month-to-month tenancy).

RNB gives a 30-day written notice, or a 60-day notice if you've lived in the home for a year or longer.

Abandonment is handled under California law (Civil Code §1951.3). If you'll be away 7 or more days, notify RNB at least 3 days beforehand.

Remove all personal property and trash at move-out; anything left behind is handled under California law, and rent is charged for each day items remain.

You may request a pre-move-out "initial" inspection within the two weeks before you leave (with 48 hours' notice), so you receive an itemized list of proposed deductions and a chance to fix issues first.

RNB documents final condition with photos and the Move-In/Move-Out itemized statement once you've fully vacated, returned all keys, removed your belongings, and given a forwarding address.

RNB sends your itemized security-deposit statement and any refund within 21 days after you return possession of the home.
